About The Association
Like a person or a government, our Association has a life history of its own: A birth, an infancy, an adolescence and maturity. The developer conceived and designed The Springs Community Association and its common areas. They gave birth to it in legal documents recorded as the “Declaration of Covenants, Conditions and Restrictions”, and appointed an initial Board of Directors. During this early period of growth the Association was dependent on the developer for finances and leadership. As the community matured and parcels sold, the Association became more independent of the developer’s support and control and matured into the present governance of the development entirely by the homeowners themselves. Our Association is a private, non-profit corporation in which all property owners automatically are members and have certain rights and obligations. The Association runs things as a sort of mini-government, operating under restated CC&R’s and State Law. In the Association, the majority rules and what the group wants within agreements, you have to accept too. The Association’s automatic membership should not be confused with a voluntary civic or social club. Your interests as a homeowner are in concert with the continuing success of the Association. If the Association functions well, the lifestyle you have chosen and your property values will be maintained.
